Don't look for the cheapest Inspector. You may end up with a one-paragraph report.  Ask to see a sample report.

Look for an Inspector with a vast amount of Inspection knowledge.  A reporting style you can understand isn't worth purchasing.

A home is likely the biggest purchase you will make

Be sure to ask for references so you know the Inspector you choose will not overlook items so that the realtors can make a sale.

Understand maintenance costs before purchase

Some items may be at the end of their useful life.  Appliances, Heating, and cooling products, etc. may be working when you purchase the home but they may need replacing in the near future.   A thorough inspector will note these items. 

You will need to decide if you can afford to replace or maintain these items before the purchase. 

It may be possible to work these things out in the negotiation process. Don't be afraid to ask and negotiate.

Ensure that your home will be a safe place to live

A home inspector will check to be sure all the proper safety devices are present. 

An Inspector checks for safety railings, the proper spacings on the stair risers, baluster placements to help prevent accidents in your new home.
